A storage container office is a single ISO container internally partitioned into two zones — a climate-controlled office workspace on one side and a lockable storage compartment on the other. When Does One Container Split Beat Two Separate Units?

Three site conditions favour a single split unit.

Footprint constraint. Sites with under 320 sq ft of usable container space — telecom tower bases, urban rental yards, shared industrial campuses — cannot fit two containers without losing vehicle access.

Single-PO procurement. One purchase order, one GST invoice, and one delivery slot move faster through procurement than two separate orders raised against two cost heads. Common for small-to-mid contractors working under a unified project cost code.

Single-operator access. When the same person uses desk and stored material — yard manager, BTS site engineer, O&M lead — a partition with an internal door beats walking between two separate units 30 to 40 times a day.

Two conditions favour two separate units instead. Storage volume exceeding 50 percent of a 40-ft container’s capacity will outgrow a split unit. Storage requiring forklift access independent of office traffic is cleaner as a dedicated unit.

Inside the Unit — Office Zone, Partition, and Storage Zone

A 20-ft unit gives 5,500mm × 2,200mm of usable floor — roughly 130 sq ft. The partition is positioned at fabrication per your specified ratio. Three standard ratios are built:

The partition is MS-framed with a 75mm composite panel — 50mm PUF core sandwiched between 0.5mm GI skins on both faces. It is bolted to floor and roof rather than welded, so it can be unbolted at end-of-life and the unit converted back to single-purpose use. Fire performance meets IS 13501-1 Class C-s2 d0 for non-load-bearing internal partitions.

Access design has two options. Single shared entry door plus an internal partition door — for solo-operator sites where the same person uses both zones. Two separate external doors — when office staff and storage-access staff are different people who should not cross each other’s working zones. Door positions are locked at fabrication.

Climate, Electrical, and Security — Engineering the Two Zones Differently

A partitioned unit is not a single-zone office with a wall in the middle. Each zone carries its own engineering envelope.

Climate split. The office side runs a wall-mounted split AC — 1.0-ton for 50/50 or 60/40 layouts, 1.5-ton for 70/30 where the office side approaches full 20-ft office spec. The storage side runs on passive cross-ventilation through louvred vents at top and bottom of opposite walls. The sealed partition prevents AC air from cooling the storage zone. A vapour barrier at the partition base stops condensation from drifting into stored items.

Electrical sub-circuits. The storage side draws off a dedicated sub-MCB on the main panel housed in the office. The storage circuit can be killed independently of the office circuit at end of day — useful for fire safety and after-hours security.

Three security tiers for the storage zone:

  • Basic — single steel personnel door, single-point lock.
  • Enhanced — double cargo doors with hasp-and-staple plus dual-lock; no windows or barred windows on the storage face.
  • High-Security — Enhanced spec plus factory-fitted CCTV bracket and conduit run to the office MCB panel, internal motion sensor mounting provision, and a tamper-evident shrouded lockbox over the primary lock.

Storage floor load: 18mm marine plywood on MS joists, rated to 350 kg/m². That holds 6 to 8 standard 1m × 1m pallets in a 20-ft 50/50 split, or anchored industrial shelving with point-load mounting at floor-joist positions.

Equipment rental yard. 60/40 office/storage split. Two external doors so customers retrieve hired tools without entering the office. Basic security tier. AC plus lockable shelving on the storage side for high-value power tools and meters.

Telecom BTS or tower base. 50/50 split. Single entry with an internal partition door. Enhanced security tier — SIM stock, CPE units, and small spares are theft targets at remote tower bases.

Solar or wind O&M base. 70/30 office/storage split — engineering teams spend more time at desks than handling inventory. Single entry. Basic-to-enhanced security depending on site remoteness. Pallet space for spare panels, inverters, and tools.

Plant maintenance or small-construction site. 50/50 split. Two doors. Enhanced security for power tools and instrumentation. A drawing alcove on the office side keeps A1 prints out of the storage zone.

What to Confirm Before We Cut the Partition

Five decisions lock the build. Each is a factory decision, not a site decision.

Office/storage split ratio. 50/50, 60/40, or 70/30 — the partition welds in place at fabrication.

Access design. Single shared door with an internal partition door, or two separate external doors. Door cut positions are factory-set.

Security tier for the storage zone. Basic, Enhanced, or High-Security — CCTV bracket and motion sensor conduit cannot be retrofitted cleanly after delivery.

Climate spec for the office side. 1.0-ton AC, 1.5-ton AC, or AC-provision-only.

Procurement documentation. IS 2062 mill test certificate, electrical test record, paint specification sheet, partition build drawing, and GST-compliant invoice ship with every unit. Frequently Asked Questions

Can the partition wall be repositioned after the unit is fabricated?

The partition is bolted rather than welded to floor and roof, so it can be unbolted. But door cuts, electrical fittings, and vent positions will no longer align with a moved partition — repositioning effectively means partial refabrication. Lock the split ratio at order stage.

Will the storage zone overheat without AC on that side?

The storage side sits at outside-ambient plus 4 to 6°C under direct sun, returning to ambient within 30 to 45 minutes after sunset on a fully insulated unit. The 50mm PUF shell and partition PUF core keep the office side cool without bleeding heat into storage. For heat-sensitive items — batteries, electronics, certain chemicals — specify a ventilation fan or small secondary AC at order stage.

How is rainwater handled at the roof line over the partition?

The roof is a single continuous corrugated steel sheet across both zones — there is no seam over the partition. The partition meets the roof at an underside flashing with PU sealant. Leak performance is tested at our facility before dispatch; the partition is part of the standard waterproofing envelope.

Can a 40-ft unit be specified with a 70/30 split for larger inventory?

Yes. A 70/30 split on a 40-ft unit gives roughly 180 sq ft office and 80 sq ft storage. For inventory exceeding 80 sq ft, two separate units — one full-office, one full-storage — is usually the more efficient configuration.
